Did you know?

Manufacturers recommend flushing a water heater six months after it goes into use, and then once every year after that.

Almost nobody does. Sediment — sand, grit and mineral scale carried in with the water — settles to the bottom of the tank and bakes onto the heating surface. The heater then has to fire through a layer of insulation it was never designed to have.

Questions we get asked

How often should this actually be done?

Six months after the heater first goes into use, then once a year from then on. If it's been longer — years, even — it's still worth doing; that's exactly when it makes the biggest difference.

Do you need to come inside my house?

Not if the heater is in the garage or outdoors, which covers most homes. We only need access to the unit itself.

Will I lose hot water?

Yes, temporarily. The tank has to drain completely, so you'll be on cold water during the appointment and for a while afterwards as it refills and reheats.

How long does it take?

About an hour on site. That's why the calendar books in one-hour slots.

What does it cost?

$100 flat for a standard residential tank. No call-out fee, and the estimate is free. Arrange neighbours on the day and it's $10 off per household.

How do I pay?

Venmo, Cash App, Zelle or Cash — on the day, once the work is finished.

What if my tank is very old?

Tell us on the booking form and we'll take a look first. On a heater that's badly corroded a flush can occasionally reveal an existing leak, so we'll always talk it through with you before starting.
